Buyers of Godrej Air society in Sector 85 protested against Godrej builder Gurugram

Gurugram, Sector 85 – Once hailed as a dream destination for luxury living, the Godrej Air residential project has now become a battleground between disgruntled homebuyers and the developer. Residents, who invested between ₹2 crore to ₹4 crore for a home, are now protesting on the streets, claiming false promises, lack of basic infrastructure, and severe project delays.

On paper, Godrej Air was a promising 5-acre development with five residential towers and 511 high-end flats. The project was supposed to be completed by 2023 after receiving its license in 2018. But it’s now mid-2025, and buyers say they have neither received their homes nor access to a proper road leading to the property.

“They sold us dreams and left us stranded,” says Naresh Baba, a buyer who sold her previous home to invest in Godrej, believing in the brand’s credibility. “We’re paying rent in Gurgaon, EMIs on the flat, and yet we have no house to live in.”

A Society Without a Road

The biggest shock to the residents has been the complete closure of the 24-meter main access road that was promised by the builder. “Are we supposed to fly into our homes?” a frustrated resident asked during the protest. Alternate routes offered are unreliable, temporary, and not officially sanctioned.

Buyers also allege that Godrej misled them during the sales pitch. The main road shown during site visits was apparently on rented land, and once the lease ended, it was closed off. “We were shown a model flat and this very road. We asked multiple times, and every employee confidently claimed this would be the main access. Now we’re being told to find our own way,” said Kena, another resident.

Unkept Promises and Mounting Frustration

Residents were promised three lifts per tower. Only two have been installed. Clubhouse facilities are far from complete despite official communication claiming otherwise. “They sent us an email saying the clubhouse is done. Go see it – even the structure isn’t finished!” said another buyer during the protest.

The lack of progress and poor communication has pushed many over the edge. “Godrej kept sending us monthly emails claiming that occupancy certificates (OC) would be applied ‘next month.’ It took 14 months just to file it,” said Jatin, a visibly agitated buyer. “Even now, they continue sending misleading updates.”

Seniors, Families, and the Price of Broken Trust

Dr. Manoj Sharma, who booked a flat back in 2018 hoping to move in with his family, says, “It’s been seven years. No house, no road, no penalties paid to us even though the delay has crossed two years. But if we delay a single day in payment, we’re penalized immediately.”

Another senior citizen, Devendra Kumar, retired in 2019 with plans to settle into peaceful living. “We thought we’d walk in a green society, breathe fresh air – that’s why it was called Air, right? But there’s no air, no entry, no accountability. Just stress and legal threats.”

Buyers Call for Boycott, Government Inaction Questioned

Amid rising anger, residents are urging the public to boycott Godrej Properties altogether. Once a trusted brand name, the developer is now facing allegations of fraud, false advertising, and emotional harassment.

“We paid a 25% premium for this project because of the Godrej name,” said another investor. “But now, from top to bottom, the entire organization seems unaccountable and insensitive. Enough is enough.”

Despite reaching out to regulatory authorities like RERA, residents claim they’ve received no help. “RERA appears to be helping builders more than consumers. What’s the point of a regulator if it doesn’t protect us?” said one protestor.

As residents continue to protest outside the society and at the builder’s office, they’re also appealing to the government and local authorities for immediate intervention. Many are demanding criminal proceedings and financial penalties against the developer.


Final Thoughts

This protest is just one of many unfolding in Gurugram and across India, where big promises in the real estate sector are increasingly falling flat. The question remains: how long will authorities turn a blind eye to the plight of homebuyers? When will builders be held accountable for their commitments?

For now, families, senior citizens, and working professionals alike remain stuck in limbo — with no home, no peace, and no clear answers.
