Mumbai, June 5, 2025 – The Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted an extension to the Godrej Skyline Developers Limited for their Mamurdi MHADA North housing project. The extension, approved until March 30, 2027, comes after the developer cited multiple delays in project completion primarily due to the unprecedented disruptions caused by the COVID-19 pandemic.
The development had initially been registered with MahaRERA with a completion deadline of March 31, 2023. The Authority had previously granted three extensions related to COVID-19, extending the deadline up to March 30, 2025. However, the promoter sought a further extension citing ongoing impacts that have severely hindered the timely execution of the project.
Among the reasons detailed by the promoter were prolonged lockdowns leading to suspension of construction activities, supply chain breakdowns affecting material availability, acute labor shortages as workers returned to their native places during the pandemic, and underperformance from the principal contractor M/s Viraj Projects India Pvt. Ltd., who failed to meet manpower deployment and productivity expectations.
Additional delays were attributed to a construction ban imposed in November 2023 by the Pimpri Chinchwad Municipal Corporation due to poor Air Quality Index levels, labor strikes affecting material supply, and sharp fluctuations in material prices. Furthermore, the developer highlighted issues related to non-performance and financial distress of vendors, leading to interrupted work and challenges in meeting contractual obligations.
Despite these setbacks, Godrej Skyline assured MahaRERA and the allottees of their strong commitment to delivering high-quality residential units, implementing rigorous quality assurance measures, and enhancing customer satisfaction through proactive communication and monitoring.
In a notable point, the promoter applied for the extension without securing the required 51% consent from the allottees, citing apprehensions from some buyers about losing legal rights related to complaint filings against the promoter. The Authority took due cognizance of this issue along with concerns raised by allottees regarding project delays, pricing, and compensation.
MahaRERA’s chairperson, Mr. Manoj Saunik, emphasized that the purpose of the Real Estate Regulatory Act is to promote efficient and transparent real estate development while protecting consumer interests. The Authority determined that not granting the extension would halt project completion and negatively impact homebuyers’ interests.
The extension was thus allowed with conditions, mandating the promoter to complete construction and obtain occupancy certification by the new deadline. The developer must also share detailed project timelines, monthly progress reports, and updates on the official MahaRERA registration webpage to maintain transparency and keep all stakeholders informed.
The decision balances the promoter’s efforts to conclude the mammoth project with safeguarding the rights of the allottees, affirming their protection under the Act.
